Each individual village of Hershey’s Mill has its own Homeowners Association which establishes budget and assessment schedules to provide for necessary services. Residents of each village elect their own officers to represent their interests and manage Homeowners Association affairs. A professional management firm provides guidance to councils in performing their responsibilities as outlined in the village covenants, and makes every effort to assist the home owners of Hershey’s Mill. Staff members are assigned to each village and attend regular monthly meetings. The quarterly homeowners association fees for most villages provide the following services: exterior maintenance including reserves for replacement of roofs and other future periodic expenditures, trash removal, water and sewer service, grounds maintenance, maintenance of the common area and buildings, security, insurance (fire and casualty, exterior liability) common area electricity, snow removal and shoveling, standard and basic cable tv as well as use and maintenance of the pool and tennis courts.*

*Decks, patios, windows and doors are the responsibility of the individual homeowners. Several villages now pay their own water bils and 3 villages pay their own insurance policies.
